A look back: Energy in the 1970's
Until the early 1970’s, there was a popular conception that in the future, the cost of energy would continually go down. Even nuclear power advocates of the time spoke of electricity that would be "too cheap to meter." As a result, energy-efficiency ceased to be a major concern of the engineers who designed electrical equipment of the time, and energy-efficiency faded as an issue with the public and the government.

President and Founder, Leonardo Cutone has been in the energy services business for over 20 years and has received many accolades for his dedication to customer service and commitment to positive environmental impacts through energy conservation.

Operating in all five boroughs of New York City, LC Associates assists clients with the process of receiving grants for energy-efficiency projects. These include lighting and elevator retrofits, as well as boiler and heating/cooling system upgrades, which not only save energy, but allow our clients to significantly cut down on utility costs.
We take a highly streamlined approach in expediting financial and engineering solutions, making otherwise complicated government application processes simple for our customers. Our clients do not deal with red tape!
By leveraging LCA’s ability to integrate strategic procurement, Demand Response, Utility Auditing, and NYSERDA grant expediting under one umbrella, our clients can have peace of mind that one service does not adversely affect the other.
Energy Efficiency Grants
Since 2002, LC Associates has partnered with our clients to deliver grants for energy efficiency projects. Grants are issued by New York State Energy Research and Development Authority (NYSERDA).
While other service providers typically request a fee for service to put together grant applications or provide feasibility studies, LC Associates operates on contingency, which means that we are paid by NYSERDA if we are successful in obtaining grants for your organization. So, LCA "puts “skin in the game”" to motivate ourselves to maximize cash incentives for our clients.
LC Associates will invest our time with no out-of-pocket cost to the Customer to identify potential projects at their facilities which may include, but not be limited to: Lighting Upgrades, Elevator Modernizations, Chiller Plant and Controls Upgrades, Cogeneration, Gas Efficiency and Demand Response.
Demand Response
The Demand Response Program is offered by the New York Independent System Operator (NYISO) through Curtailment Service Providers (CSP’s). Program participants pledge to reduce electrical demand by shutting down electrical equipment or turning on emergency generators during a curtailment event.
The purpose of this effort is to reduce the amount of electrical demand on the utility grid during adverse conditions in order to avoid brown-outs and black-outs and to keep prices down by positively affecting market forces.
Curtailment events are only called during the weekday during normal business hours. Notice to participants is given approximately 24 hours in advance by their CSP so there is adequate time to execute their curtailment plans.
The “pledges” are then securitized into a “Special Case Resource” (SCR) which are then auctioned off into a market administered by the NYISO by the CSP. The proceeds of the sale are then dispersed to the market participants by their respective CSP’s.
The general process is to identify and aggregate its curtailable assets into SCR’s and sell them into the NYISO markets.
Our customers merely have to agree to be on stand-by to execute a curtailment plan in order to receive payment.
By enrolling in the NYISO program for a minimum of 2 years, the customer will be able to access financial incentives from several programs that can provide funds for the following:
• A curtailment study of the entire facility
• Funds to purchase an interval meter for online viewing of data and building performance
• Hard costs of implementing a curtailment program
• Funds to permanently reduce electric demand such as lighting upgrades and HVAC controls.
Energy Procurement
LC Associates leverages our relationships with energy services companies and NYSERDA to offset the cost of electricity, oil and natural gas for our clients.
We assume responsibility for the strategic procurement process, including energy market analyses and reporting, energy planning and forecasting, and negotiation with suppliers, both current and future.
The energy procurement program is beneficial to our customers in the financial aspect (the low fixed price guarantees that our customers are better able to budget their energy expenditures), as well as because of its energy-efficiency.

Over the past 10 years, LC Associates have been extremely successful in helping New York City go green.
Some of the city's largest and most iconic institutions have been able to save thousands on utility bills.
New York Academy of Medicine
Project - 3 elevator modernizations
Savings - $54,102 annually
kWh savings - 338,136 kWh annually
New York Academy of Medicine was founded in 1847 and was the first public health authority in The United States. The elevators in the facility were aging, and in need of an upgrade.
The Academy upgraded three elevators from DC to AC motor controls, which resulted in annual savings of $54,102.
Motors were updated to gearless AC motors with variable speed drive controls, which are significantly more energy-efficient than DC motor controls.
Elevator equipment manufacturers report a 75% energy savings when AC motors are used. New York Academy of Medicine is currently saving 338,136kWh annually.
Fordham University
Project - Electric Centrifugal Chiller
Savings - $140,000
Energy Efficiency Grant - $116,000
Fordham University’s Lincoln Center campus is one of New York City’s iconic institutions, housing Fordham’s prestigious Law School as well as other teaching institutions.
Fordham’s central chilled water plant was nearing the end of its useful life. It consisted of three 400 ton single stage steam absorbers, which used Con Edison steam as their primary mover.
LCA identified opportunities for upgrades that were funded in part by cash incentives from NYSERDA.
Steam absorbers were replaced with electric centrifugal chillers, three way valves were converted to 2-way on thirteen air handlers, VSD’s were installed on condenser pumps and new electric chillers.
Financial incentives from NYSERDA added up to $116,000.
Fordham University is now realizing approximately $140,000 annually in reduced energy costs, in addition to savings associated with reduced maintenance and operations.
Yeshiva University
Project - Lighting Retrofit (LED's)

Yeshiva University’s Albert Einstein College of Medicine is one of the nation's most prestigious schools in the medical field. The building opened doors to its first class back in 1955, and the number of students has increased significantly over the years.
Today, it is home to more than 2,770 faculty members and 724 medical students.
Over the past sixty years, however, the lighting system had aged and was in need of upgrading. Albert Einstein College of Medicine conducted a lighting retrofit in the building.
LED lighting was directly installed in place of the existing fluorescent bulbs. Savings occurring as a result of this were significant both in terms of energy (841,380kWh a year) and in cost ($121,000 annually).
