New York Methodist Hospital - Offset 1.4 MW of electric demand by installing two 1,000 ton steam absorbers. (brochure)

New York Methodist Hospital - Install 275 kW steam turbine.

This project consists of installing Carrier's 275 kW steam microturbine to displace a pressure reducing valve (PRV) which is used to step down high pressure steam from the Hospital's central plant to low pressure for use by a 400 ton steam absorber during the summer and heating systems during the winter. NYSERDA's incentive program pays for approximately 20% of the installation cost and the annual ICAP payments and energy savings made this $600,000 project have a simple payback of only 2.5 years.

 
     
 
 

Mount Sinai Medical Center - Variable Frequency Drives (brochure)

This 4 million square foot facility has over 400 air handling unit fans which range from 5 to 125 Hp. We developed a systematic approach to install variable frequency drives over six phases which saved this Hospital over $3M a year in energy savings. This measure had less than a one year simple payback per phase.

 
     
 
 

Lincoln Center for the Performing Arts - Central Plant Upgrade

If you live in New York City then you're probably familiar with this Facility and the major renovation and expansion being performed there. LCA is Lincoln Center's engineering consultant and we have been able to secure substantial NYSERDA incentives and annual NYISO payments for the purposes of offsetting energy conservation measures that were designed into the project which includes the following items:

  • A hybrid steam and electric chilled water plant which will switch fuels due to demand response conditions. LCA secured NYSERDA incentives plus an annual NYISO demand response payment for this measure.
  • Condenser and Chilled Water pumps and controls
  • DX to Chilled Water Coil Conversions
  • Constant Volume to Variable Air Volume Conversions
  • Garage fan VFD controls
  • Emergency Backup Power and Demand Response Generators
 
     
   

Fordham University - Lincoln Center (brochure)

This Campus is home to Fordham's prestigeous Business and Law School among others. This Facility had two new 300 ton electric centrifugal chillers which we upgraded with new energy saving features, the incremental cost of which was offset by NYSERDA incentives and energy savings resulting in a 2 year payback. The features we recommended that were installed are listed as:

  • Install VFD's on the two 300 chillers, effectively dropping their .5 kW/ton performance down to .23.
  • Conversion of 3-way valves to 2-way valves on 9 large air handlers
  • Install VFD's on chilled and condenser water pumps which would vary flows and match the chiller plant performance to the actual cooling load.
 
     
   

The Jiulliard School - Major Renovation

This prestigeous school for the arts is located next to Lincoln Center in Manhattan and is undergoing a major facelift. LCA is the energy consultant on record and is securing NYSERDA incentives for lighting and HVAC upgrades. We are also enrolling their new 600 kW generator into the NYISO ICAP program.

 
     
   

Citigroup Center - Electric Sub-metering Upgrade (brochure)

This icon building in Manhattan sported 800 submeters used to segregate electric costs among commercial tenants. The existing metering system utilized technology that was at the end of its useful life and was plagued with missing data and failing equipment. LCA provided turnkey engineering and design services for UP&M, the Owner's metering contractor, which included equipment selection and integration. The new design took advantage of existing communications networks. After the project was complete, Citigroup Center realized almost $3M annually in recovered expenses due to their new submetering system.

 
     
 
 

Bettina Equities - Boiler Controls on 20 Buildings

Bettina has a proactive energy conservation program to keep costs down on their 40 buildings and 2,000 rental units. LCA to secured NYSERDA incentives for Bettina to offset the costs of boiler controls in 20 of their buildings under the Natural Gas Energy Efficiency Program.

 
     
 
 

Bettina Equities - Northstreet Community Development

One of Bettina's recent acquisitions is the former St. Agnes Hospital facility in White Plains, NY. The facility was purchased as-is and consisted of an aging central steam plant with leaking underground pipes and a central air handling system controlled by inlet guide vanes. Together with Antoneucci Engineers (White Plains), we designed energy efficiency features and enhancements into the new upgrades which consist of the following:

  • Convert a steam fired absorber into a direct driven natural gas chiller
  • Convert Inlet Guide Vanes to VFD controls
  • Displace pneumatic controls with electronic ones
  • Automate the cooling tower controls.
  • Upgrade the emergency generator to a demand response system

In addition to securing NYSERDA incentives, we were able to enroll this project into NYSERDA's Loan Fund program in which almost the entire interest on a $1M loan was paid for by the incentives.

One of the big three HVAC companies in Manhattan and also a subsidiary of the Fortune 100 United Technologies Company, Carrier utilizes our NYSERDA expediting services so that they can focus on what they do best, Client Satisfaction. Together, we have streamlined the NYSERDA incentive process and leveraged each others strengths to quickly and seamlessly lower our mutual Clients' implementation costs and in some cases turn and Owner's depreciating assets into revenue generating sources.

 
     
 
 

Mercy College - Chilled Water Plant Upgrade (brochure)

When Mercy's chiller unexpectedly failed and could only be kept running on a make-shift life support system, they contacted a local ESCO in order to try to see if they would qualify for any financial assistance to help offset the cost of replacing the machine. The incumbent ESCO indicated that little or no incentives were available except for a loan fun d program. Mercy's mechanical contractor then introduced LCA to the College and after a 30 day analysis which included an investment in metering equipment we were able to secure over $150,000 in financial incentives for the boutique College in Dobbs Ferry, NY.
